SUBJECT:      Concept Plan:  Shortbread Lofts

DATE:            January 18, 2006

Tonight, the Council considers a Concept Plan for the Shortbread Lofts, located on the south side of West Rosemary Street between Church Street and Mitchell Lane.

This proposal involves demolition of an office building and a 20-unit residential structure and construction of 180,584 square feet of retail and residential floor area.  The proposal would include 168 dwelling units and 229 new parking spaces.  In accordance with the Land Use Management Ordinance, there has been no staff review of this Concept Plan.

We recommend that the Council review this Concept Plan, receive comments from the Community Design Commission and citizens, and adopt a resolution transmitting comments to the applicant.
