Homestead Twin Towns Development – Zoning Atlas Amendment and Special Use Permit Planned Development-Housing Applications (File No. 9870-64-8194)

PURPOSE

Before the Council tonight are two applications:

·         A request for a Zoning Atlas Amendment, from the Residential-2 (R-2) zoning district to the Residential-4-Conditional (R-4-C) zoning district; and

·         An application for the Homestead Twin Towns Special Use Permit.

The purpose of this cover memorandum is to forward the Town Manager’s recommendations to the Council for the above applications.  

MANAGER’S REVISED RECOMMENDATION

I have reviewed and discussed the key issues with Town staff. Based on the information in the record to date, I believe that the Council could make the findings required to approve: 1) the request for a Zoning Atlas Amendment, and 2) the application for a Special Use Permit.

My recommendation is that the Council: 1) enact an Ordinance, approving the request for a Zoning Atlas Amendment to rezone the proposed Homestead Twin Towns Development site from Residential-2 (R-2) zoning district to the Residential-4-Conditional (R-4-C) zoning district; and 2) adopt Revised Resolution A, approving the Homestead Twin Towns Special Use Permit application.

Please be aware that as a Joint Planning Area, the rezoning is contingent on approval from the Orange County Commissioners.
