Rosemary village (aka Rosemary Street Mixed Use Development)

Project Description: A request to rezone approximately 6,700 square feet of a 45,906 square-foot site (1.05 acres) located at the northwest corner of the West Rosemary Street and Mitchell Lane intersection. The site is currently zoned Residential-3 (R-3) and Town Center-2 (TC-2). The applicant requests rezoning of the Residential-3 (R-3) portion of the site to Town Center-2-Conditional (TC-2-C).
The applicant has also requested a Special Use Permit to construct a 53,856 square-foot mixed-use development. The proposed development consists of five 4-story buildings, with ground floor commercial space in 2 of the buildings (6,204 square feet) fronting Rosemary Street and Mitchell Lane. A total of 42, three-bedroom dwelling units are proposed (47,652 square feet) and 56 parking spaces. Access to the site is proposed from two points on Mitchell Lane. The site is identified as Chapel Hill Township Tax Map 85, Block A, Lots 5 through 9.
The application also proposes to construct an auxiliary parking lot at 109 Merritt Mill Road; the site is located south of Franklin Street, is proposed to accommodate 16 of the total parking spaces and is 7,752 square feet (0.18 acres) in area. The auxiliary site on Merritt Mill Road is identified as Chapel Hill Township Tax Map 92, Block E, Lot 27.
