A RESOLUTION APPROVING AN APPLICATION FOR A PRELIMINARY PLAT FOR BRADLEY GREEN SUBDIVISION (File No. 7.17..21) (2006-01-09/R-14d)

 

BE IT RESOLVED by the Council of the Town of Chapel Hill that it find that the Bradley Green Subdivision, proposed by Kelvin Green, on the property identified as Chapel Hill Township Tax Map 17, Lot 21, if developed according to the preliminary site plan dated October 27, 2004, revised September 28, 2005, and the conditions listed below, would comply with the provisions of the Land Use Management Ordinance:

 

BE IT FURTHER RESOLVED that the Town Council hereby approves the application for a Special Use Permit for a Preliminary Plat for Bradley Green Subdivision in accordance with the plans listed above and with the conditions listed below:

 

1.            Resolution A: That all of the stipulations in Resolution A shall apply to the proposed development unless modified or superseded by those stipulations below.

 

2.            Added Stipulation:  That the below stipulation shall be added to the Resolution:

 

Construction Management Phasing Plan:  That the Construction Management Plan shall include a construction phasing plan that prohibits construction vehicle traffic from using Chandler’s Green subdivision during the roadway and utility infrastructure phase of the project.  That the phasing plan shall be reviewed and approved by the Town Manager prior to issuance of a Zoning Compliance Permit.

 

3.            Modified Stipulation:  That the below stipulation shall be modified in the Resolution:

 

Sidewalk Improvements:  That a 5-foot wide sidewalk shall be built to Town Standard on one side of the new road and shall extend to the north property line.  That if determined feasible by the Town Manager, the applicant shall redesign the proposed southern end of the new internal roadway near Ginger Road, in order to construct the sidewalk on the west side of the proposed internal street and extend the sidewalk around the proposed cul-de-sac.

 

BE IT FURTHER RESOLVED by the Council of the Town of Chapel Hill that the Council hereby approves the application for a Preliminary Plat for the Bradley Green Subdivision in accordance with the plans and conditions listed above.
