SUBJECT:      Concept Plan: “The MLKB Project” aka Northampton Terrace Apartments

 

DATE:            October 4, 2006

 

 

Tonight, the Council considers a Concept Plan for “The MLKB Project.” The 9.2-acre site is located at 604 Martin Luther King Jr., Blvd. and is currently occupied by the Northampton Terrace Apartments. The site is part of the Northampton Plaza Special Use Permit. The Gables is adjacent to the west and adjacent on the north is the Town House Apartments.

 

The development proposal includes demolition of two of the three existing two-story apartment buildings. Two five-story multi-family buildings are proposed which would add 180 new dwelling units with approximately 266,050 square feet of floor area. The existing 24-unit apartment building will remain for a total of 204 dwelling units. The site is located in the Residential-4 (R-4) and Office/Institutional-1 (OI-1) zoning districts and the Resource Conservation District. In accordance with the Land Use Management Ordinance, there has been no staff review of the Concept Plan.

 

We recommend that the Council review this Concept Plan, receive comments from the Community Design Commission and citizens, and adopt a resolution transmitting comments to the applicant.
