SUBJECT: Concept Plan: Bradley Ridge Subdivision

Tonight, the Council considers a Concept Plan for the Bradley Ridge Subdivision, located on the north side of Ginger Road, between I-40 and the Chandler’s Green Subdivision. A portion of the 31.96-acre site includes the recently approved Bradley Green Subdivision and the proposed Sunrise Ridge Subdivision. On November 8, 2004, the Town Council granted expedited processing for the Sunrise Road Special Use Permit (aka Bradley Ridge Subdivision).
The proposed project includes 60 lots. Thirty-one of the lots are proposed to be developed by Habitat for Humanity of Orange County. The proposal also includes 1.3 acres of recreation area and approximately 10 acres of open space. Access to the site is proposed from the Chandler’s Green neighborhood and Sunrise Road. The site is located outside the Town Limits in the Residential-2 (R-2) zoning district of the Joint Planning Area, the Urban Services Area, and the Resource Conservation District. In accordance with the Land Use Management Ordinance, there has been no staff review of the Concept Plan.
We recommend that the Council review this Concept Plan, receive comments from the Community Design Commission and citizens, and adopt a resolution transmitting comments to the applicant.
