ORDINANCE

(Rezoning to Residential-1 (R-1) zoning)

AN ORDINANCE AMENDING THE CHAPEL HILL ZONING ATLAS FOR THE AREA KNOWN AS UNIVERSITY STATION (Orange County Parcel Identifier Number 9880-56-2680)

WHEREAS, the Council of the Town of Chapel Hill has considered a proposal to amend the Zoning Atlas to rezone property described below from Mixed Use Office/Institutional-1 (MU-OI-1) and Residential-3 (R-3) to Residential-1 (R-1) zoning, and finds that the amendment is warranted, in order to achieve the purposes of the Comprehensive Plan;

NOW, THEREFORE, BE IT ORDAINED by the Council of the Town of Chapel Hill that the Chapel Hill Zoning Atlas be amended as follows:

SECTION I

Zoning Atlas to rezone the property identified known as University Station, Orange County Parcel Identifier Number 9880-56-2680, located on the north side of Weaver Dairy Road south of 1-40 between University Station Road and Carol Woods Retirement Center, from Mixed Use Office/Institutional-1 (MU-OI-1) and Residential-3 (R-3) to Residential-1 (R-1) zoning.

The description of the site to be rezoned is indicated on the attached map, including extension of the new zone to the center line of the abutting right-of-way of Weaver Dairy Road.

SECTION II

That all ordinances and portions of ordinances in conflict herewith are hereby repealed.
