Changes From February Council Concept Plan
The Sanctuary at Cobblestone Creek
We reduced the overall number of dwellings units from 26 to
24.
We reduced the number of houses in the front area on Legion Road.
We changed from single units to duplexes to reduce the
amount of Impervious surface.
We change the dwellings from single car garages to double
car garages (per request of council & neighbors to reduce potential parking
problems)
We modified the back in the following ways:
- Original RCD Impervious surface 3,000
sq ft
- New RCD Impervious surface 2,400
sq ft 20% decrease
- Original RCD Bridges 2
- New RDC Bridges 1
- Original Back Area Impervious surface 10,000
sq ft
- New Back Area Impervious surface 5,900
sq ft 41% decrease
- Original Number of houses in Back 6
- New Number of houses in Back 4 33%

- Original back property line setback 12

- New back property line setback 24
ft 100% increase
- We added a natural evergreen tree buffer at the back edge
of the property for privacy (if this is deemed advantageous).
