SUBJECT:	Public Hearing: Bradley Ridge Application for Preliminary Plat Cluster Subdivision (File No. 9880-96-7441)
DATE:	January 23, 2008

PURPOSE

Tonight, the Council holds a Public Hearing regarding a request from Millennium Commercial Properties LLC and Orange County Habitat for Humanity (applicants) for approval of the 63 lot Bradley Ridge Preliminary Plat Cluster Subdivision. The proposed development is located on the east of Sunrise Road, adjacent to the Chandlers Green neighborhood. 

The Public Hearing has been scheduled to receive evidence in support of and in opposition to approval of the application, as the Council determines the appropriate requirements to include as conditions of approval.  The purpose of this cover memorandum is to forward my preliminary recommendation to the Council.

MANAGER’S PRELIMINARY RECOMMENDATION

I have reviewed and discussed the key issues with Town staff. Based on the information in the record to date I believe, with the adoption of Resolution A, the Council could make the findings required to approve an application for this preliminary plat cluster subdivision. Further evidence concerning this application may be submitted at tonight’s Public Hearing.
