Subject: follow up about South Grove
Hi Kendal, I’ll plan on being at the South Grove public hearing on 5/19 to answer any questions council may have about the tot lot vs. payment in lieu. I’ve touched base with Robert about it, and confirmed my understanding that while we would prefer to have some common recreational space in the development, it’s certainly not a deal breaker for us.
Regarding the price of the affordable units, we’ve agreed to pay Bill Spang $136,000 for each property. We had originally agreed to pay him 137,000, but when we discussed the long term costs of maintaining the sewer pumps, he agreed to lower the price by $1,000 per unit. We will set aside the difference, $4,000 total, in a reserve fund for the maintenance of the pumps.
And regarding the phasing plan stipulated in section 7 of the SUP, we are fine with it. We are fine with all of the stipulations of section 7.
If you would like any other follow up information before May 19th, please let me know. Otherwise, I’ll be prepared to explain our preference for the common recreation area to council on the 19th.
