OPTION 2 - South side of the 400 block of West Franklin Street from the former Chrysler dealership (419) to Roberson Street

 

The western half of the south side of the 400 block is proposed as Option 2. It extends 355 feet in length from the former Chrysler dealership (419) west to the intersection with Roberson Street.  Adjacent land uses include a vacant car dealership and service bay, restaurants, and specialty shops. 

 

The scope of work proposed includes installing the underground utility ductbank and replacing the concrete curb, gutter, and sidewalk.  The concrete sidewalk would extend across the two existing driveways to improve pedestrian safety.

 

Due to the location of existing raised brick planters in the right-of-way at the face of the building at 419, we recommend that the sidewalk width be narrowed in this area to approximately six feet and that the narrower sidewalk width be continued another 120 feet.  This will provide an opportunity to construct new raised brick planters in the amenity strip between the sidewalk and the curb.  A total of 6 new street trees are proposed to be added.   Staff would work with the owners of adjacent property to replace an existing split-rail fence with an ornamental iron fence matching the fence proposed in the preliminary plan for the section of Streetscape in front of 407 and 409 West Franklin Street.

 

The estimated cost of construction for this project is $94,000, including the 1% for public art.

 

Advantages of Option 2:

 

·        Would continue Streetscape improvements completed by Orange County in the 500 block of West Franklin Street; and

·        Relatively lower pedestrian traffic would make construction logistics easier.

 

 

Disadvantages of Option 2:

 

·        Existing right-of-way encroachments, such as planters limit design solutions.
