Assemblage - Special Use Permit
Meeting
Date: November 17, 2004
Recommendation: That
the Council approve the Special Use Permit for the Wilson Assemblage with the
adoption of Resolution A as recommended in the November 17, 2004 memorandum
from the Planning Director with the following stipulations:
- Affordable Housing: That the project includes an
affordable housing component.
- Viewshed Preservation: That in lieu of attempting
to preserve the exiting viewshed and white house, the applicant shall relocate
or remove the white house and submit a detail landscape plan for this
portion of the project.
- Erwin Road Improvements: That instead of
constructing half of a 37 foot cross-section along the applicant’s
frontage on Erwin Road, the applicant provides a payment-in lieu for
street improvement including 12 foot wide lanes, curb and gutter, bike
lanes and a three foot wide utility strip.
- Erwin Road Sidewalk: That the applicant construct
a 5 foot wide sidewalk along the applicant’s frontage on Erwin Road and
along the Erwin Road frontage of McGregor Place, south of McGregor Drive.
- Significant Trees: That the applicant saves
additional significant tree stands.
- Pedestrian Friendly Design: That in order to create
a more pedestrian-oriented development, the applicant shall move the
residential buildings closer to the street edge and relocate parking areas
to the side or behind the building.
