This budget working paper describes recommended Capital Maintenance and Repair projects for the Wallace Parking Deck for FY 2005-06.
BACKGROUND
The Town retained the services of Applied Engineering Management to conduct a facilities condition assessment during December of 1999. Subsequent to that formal assessment, we have updated the assessment data on an annual basis using in-house staff resources. The capital maintenance and repair projects listed below are a result of this ongoing facilities assessment process.

Miscellaneous Concrete and Masonry Repairs
The concrete and brick surfaces in this facility have sustained a considerable amount of damage due to normal wear and tear and vandalism. Funding would be used to replace damaged or missing bricks and repair cracked or spalling concrete.

Design and Install Upper Deck Subgrade Drainage System
This facility has a chronic problem with water infiltrations and leakage. These funds would be used to design a drainage system to provide an unobstructed drainage path for water that is now accumulating under the upper deck concrete slab.

Replace Exterior Lighting Fixtures
The existing light fixtures are twelve years old. They have been continuously exposed to the weather and periodically vandalized.
Note: This work should not be done if there is a high probability that additional levels will be added to the deck in the near future.

Irrigation System Repairs
The planter bed irrigation system has been inoperable for several years due to excessive freezing damage and periodic vandalism. Lack of an operable irrigation system requires us to use labor intensive manual means to periodically water these planter beds. These funds would be used to restore the irrigation system to a fully operational condition.
Note: This work should not be done if there is a high probability that additional levels will be added to the deck in the near future.
