SUBJECT: Chapel Hill North Concept Plans

INTRODUCTION
Tonight the Council considers two separate proposed Concept Plans for the Chapel Hill North development:
1. Concept Plan: Proposed Changes to Chapel Hill North Master Land Use Plan; and
2. Concept Plan: Chapel Hill North Proposed Residential Component.
The memorandums for the two Concept Plan Proposals are attached.
In 1990 the Town Council approved the Chapel Hill North Master Land Use Plan on a 40-acre site located at the corner of Airport Road and Weaver Dairy Road. The Master Land Use Plan authorized a maximum of 633,400 square feet of floor area.
In 1991 the Town Council approved the Chapel Hill North Phase I Special Use Permit. The Phase I Special Use Permit permitted the construction of a portion (250,520 square feet) of the office and retail floor area authorized by the 1990 Master Land Use Plan.
In the first concept plan before the Council tonight, the applicant is proposing to change the approved 1990 Master Land Use Plan. In the second concept plan, the applicant is proposing development in an area that is partially covered by an existing Special Use Permit.
Because the nature of these two separate proposed Concept Plans is directly related, we believe that it would be appropriate, in this particular case, for the Council to review and discuss both proposals simultaneously.
